Updated notes regarding our concrete pour next week.
On next Wednesday we will pour our site sidewalks, the driveway strip, and the necessary replacement street areas in front of our lot. Please expect traffic delays and detours.
Also, we intend to pressure wash the driveway to the east of our property in an effort to clean off the paint and waterproofing stains, dirt and debris. We will do so asap, meaning as soon as practical, but in the near future.
We are moving forward toward completion and our next week will be very busy. Here is what is coming up.
Thursday and Friday we will be final grading and backfilling our front yard. We will have a small tractor in the front yard moving and loading soil to needed locations, and grading for sidewalk installation.
Next Wednesday the 17th we will be pouring our on-site sidewalks and the portion of driveway on the east side of our building (weather permitting). We will have a concrete pump truck, and the total pour will last most of the day.
Shortly after that, maybe Friday the 19th, we will be replacing a portion of the street, and placing our new sidewalk in front of our property. Early the following week we will pour the curbs in front of our building and then be finished with concrete 🙂
We are finished with drywall and Thursday and Friday the inside walls will be painted. On this coming Monday and Tuesday we will be placing our gyp-crete inside the building. This is basically pouring concrete on the wood floors for fire safety. Starting on next Thursday we will be delivering cabinets for the units.

We are on track toward completion per my last post. I anticipate concrete trucks on site next Tuesday or Wednesday for the retaining wall footings in the front yard, and maybe the wall portion at the end of the week. We will then be pouring our onsite sidewalks following that. When the onsite sidewalks are completed, we will wrap up the concrete phase with the street repairs, curb and sidewalk.
Once the curb and gutter are installed, we will begin the landscape installation
I am anticipating the exterior to be generally completed by mid June.
On the inside, we are completing the drywall for the next week and a half, then moving into the interior finish trades.

We have a forecasted sunny day! Yea. Today, 4/21, we will have a large crew of painters attempting to complete the bulk of the exterior paint of our project. After today we can expect some touch up requirements after the landscape is wrapped up.
In the near future we can expect:
4/24 and 4/25 – final exterior grading
4/26 to 5/10 various concrete pours as we complete the remaining retaining walls and sidewalks
5/15 Irrigation and landscape installation
On the interior we will be continuing the drywall phase for 2 more weeks.

On Wednesday the 12th we will have our retaining walls inspected by Seattle DCI. We are planning on pouring the retaining walls on Thursday the 13th. Please be prepared for some partial road blockage during the pour.
This is the first portion of our concrete work. We will be completing our remaining concrete work in about 2 weeks – I will post updates as I we get closer.
We have been made aware of some parking and staging issues associated with our lot. We are taking steps to remedy the blocking issues and the other challenges related to a crowded street and our workers blocking driveway access.
As an additional note, we have a concrete pour scheduled for Friday the 7th in the afternoon. I will be sure to have Parkstone workers on site during the pour to prevent any driveway blockages.
This concrete is for the footing stage of our retaining walls.

We are now in the drywall stage. Our entire project is stocked with sheet rock and the sheetrock hangers will be starting on Saturday and Sunday the 25th and 26th. The installation stage will last about 10 days, then the taping starts.
On the exterior, I am hoping to excavate for the footings of our retaining walls next week and start that process. The largest variable in this task is weather.

Not much to discuss this week. All that is going on is insulation installation. If we get a break in the weather, we will start our exterior concrete retaining wall next week sometime.

Good news, the siders finished early on the portion of our building that borders our shared driveway. The pump jacks will not be returning for a couple of months, once they are removed. We will need them to install the green wall on our building, but that is the exception, the balance of required work will be off of ladders.
This coming week will consist of exterior painting and interior work.
The next week will be much the same, with no real change until we start site work retaining walls and walks.
I will be out of town the end of next week, so don’t expect any additional information, unless something urgent demands it.

We are going to be entering our insulation phase of our project on the interior. This will be late the week of the 19th and the neighborhood impact will be deliveries largely on our site.
On the exterior, the siders will be wrapping up the week of the 19th too. The largest impact to the neighborhood will be the work on the final exterior wall on our building. This will begin Tuesday the 21st. The siders will be setting up their pump jacks as tight to our building as possible, along the driveway on the east portion of our property. These will not block the driveway access, but it will make it narrower. Please access with caution as workers will be on this device. The siding company estimates this task to take 5 working days, Tuesday to Tuesday. Thank you for your cooperation in this process.
The gas meter has been installed and the street work is completed for a couple of months, when we resume the curb and sidewalk repairs.
Lastly, virtually all crews will be working on Monday, Presidents Day.
